About Fertsman Analytics
Fertsman.com (Fertsman Analytics) was previously an independent research and data service focused on housing markets across Canada. Now we focus on the Housing Mortgage Imbalance (HMI) indicator and publish related analysis about something often overlooked: that the expansion and contraction of bank credit—particularly bank residential mortgage lending—plays a decisive role in shaping home prices than interest rates.
We have created the HMI indicator to capture this critical dynamic in the housing market.
Drawing on public and private datasets, empirical analysis, and custom analytical tools, we continue to offer an alternative perspective into the Canadian housing market and beyond.
The data and analysis we now release is designed to be accessible, offering a structured way to understand complex relationships in the housing market and what needs to be done to accomplish certain goals (like stable housing prices while building more housing for everyone).

Erik Fertsman
Erik is the creator of the Housing Mortgage Imbalance (HMI) indicator, but he now works in healthcare as a quality and performance professional. He is also a master's in counselling psychology candidate, with a passion for psychotherapy and parapsychology.
He continues to support the publication and analysis of the HMI and advocates for change in the way people interpret dynamics in housing markets across Canada.
Erik holds a master's degree in political science from Dalhousie University.

Aava Fertsman
Originally trained to develop games and to "crunch," Aava now works in the airline industry and continues to practices the arts of C++, C#, Python, HTML, CSS, and JavaScript to create large databases and clean data visualizations.
Aava holds a diploma in Video Game Development.
